Selby Area CDC has partnered with Legacy Management & Development Corporation (Legacy) to construct a mixed-use building on Selby Avenue on a portion of vacant land between Grotto and Avon Streets. Plans call for 40 units of one and two bedroom apartments and approximately 4,000 square feet of commercial space.
Project Backgound
July 2001- Selby Area CDC and Legacy secured tentative developer status for a mixed-use mixed income new construction and rehab project.
April 2002- major financing commitments were secured for the project.
August 2002 - Selby Area CDC and Legacy revised original plans. Initial plans called for construction of a new building on vacant land lying adjacent to a blighted building that was going to be rehabbed. Due to excessive lead, asbestos, and mold in the building, the structure will be demolised to pave way for all new construction extending to the end of the block at Grotto and Selby.
October 2002- The sketch below was presented at a community meeting planned on October 9th, Selby Area CDC and Legacy listened to feedback on the revised design.
November 2002- The City of Saint Paul LIEP held a hearing on two variance requests associated with the project. The variances were approved.
December 2002- The City Council of Saint Paul reaffirmed support by the project by upholding the variance decision of LIEP.
March 2003- Selby Area CDC along with BOR-SON Construction, Legacy and the St. Pau NAACP hosted an informational meetingat the Martin Luther King Center for residents interested in working on the project.
October 2003- The Selby-Grotto Project Apartments broke ground on October 16th with nearly 100 people in attendance.
December 2003- If you are a Trades Person interested in working on the Selby Grotto Apartments Development there will be an information session on Wednesday, January 7th, 12 p.m.-1 p.m. at the BOR-SON trailer at the corner of Selby and Grotto. Applications are also being taken at the BOR-SON trailer during regular business hours.
August 2004- The building is now completed and apartments are being rented out. Call Nick at Legacy for additional information or visit the building for a tour. Commercial space is still avalible call J.B. Realty for more information.
